So you are looking for a career in building and property operations management? Here are just a few tips to help you get started. One of the most important things to consider is your area of expertise. If you are looking towards this kind of work, then you probably have some kind of experience, either recent or from a previous position. It is a good idea to research what companies are looking for in today's market, and update your education if you need to. It may require just taking a few refresher courses to familiarize yourself once more. If you have a junior college or a technical school near where you live, it may be of a great help; it may offer the courses you need. Sometimes you will find ones that are offered at a low price, or even free.

When that part has been addressed, the next thing in your list should be your resume. While there are many software programs available out there, you may want to seriously consider a resume service. They will be much more knowledgeable about what an employer is looking for when going over potential workers, and will be able to present your resume in a way that will get the most attention. Many companies today don't have time to look over every one, so they look at the most professionally put together resume that matches their needs. The better yours is, the more likely it won't be moved to the 'round' file. Most importantly, the better your first impression is the more likely they will want to investigate you more.

This is just as important to you, since you will be overseeing all aspects of operations, including the hiring of employees yourself. It is also important that you hire the right kinds of people who will not only work for you, but with you. Like any management position, putting the right people in the right position is key to a smooth and successful operation. Once hired you will first want to look over and familiarize yourself as much as possible right away. One of the first things you will want to look at is cash flow. You want to efficiently minimize costs, but not compromise productivity in the process. If electric bills are high, instead of using less lighting, purchasing, and installing compact fluorescent bulbs will bring costs down. If you have space for it, you may also want to consider solar panels.



Another thing that is important to have is people skills. You are overseeing employees and while you won't have time to deal with all their opinions, taking the time now and then to discuss issues or suggestions they may have will let them know that you are interested. Praise on a regular basis helps to motivate people, especially if you actually tell them in front of co-workers, and if you don't single one person out over others all the time.

While a career in this field may not be for everyone, it can be a rewarding one. It can give you a sense of accomplishment that you are a major contributor in the running and maintaining operations of a company.
